We represent both buyers and sellers. Whether it is a residential property, vacant land, or a commercial property, we can assist you with the closing process. We will walk you through the entire closing process and answer any questions you may have along the way. We will coordinate with your real estate agent, prepare necessary documents, perform title searches, and facilitate the entire closing.

Deed Preparation 

When you simply want to transfer ownership of a property from one party to another party without a title search, all you need is a new deed prepared. While there are many sample deed forms online you can fill out yourself, we highly encourage you to let us prepare your new deed for you. This helps ensure that all legal requirements are met and that the new deed is valid. We will also assist you in the recording process.

Title Searches

A title search is a very important part of any purchase transaction. A title search, performed by the attorney, is an in-depth search of a particular property’s history. The search will check the chain of title for defects, determine if there are any liens or judgments against the property, or see if there are any other defects that need to be cured in order to transfer clear marketable title.

Contract Review

Offer to Purchase Contract Preparation

If you are not represented by a real estate agent, we can assist you in preparing an offer to purchase contract for a residential property or vacant land. We will gather the necessary and pertinent information from both the buyer and seller in order to prepare a legally binding contract.

Hannah K. Smith was born and raised in Rutherford County, North Carolina. She is a graduate of East Rutherford High School. She attended Lenoir- Rhyne University for her bachelor’s degree where she graduated in three years with a double major in Political Science and Economics. Following undergrad, Hannah spent two years working for her dad’s business staining concrete and managing the business side of things before going on to attend law school at Campbell University in Raleigh, North Carolina. She graduated with her J.D. from Campbell Law School in May of 2018. She began working for a local real estate law firm in Rutherford County in the fall of 2018. She worked there for a little over three years before accepting a job with a high volume real estate law firm in Boone, North Carolina in January, 2022. Hannah worked there until she decided to open her own solo practice back in her hometown in November, 2022. Since law school, she has primarily focused her practice on residential and commercial real estate closings.

When Hannah is not working, she enjoys spending time with her family on their cattle farm, traveling, and playing fetch with her golden retriever, Murphy.

Typically, Seller(s) are responsible for the following:

  • Document Preparation

  • Revenue Stamps/Excise Tax

  • Prorated Property Taxes

  • Prorated Homeowners Association Dues/Property Owners Association Dues including confirmed special assessments

  • HOA/POA Transfer Fees

  • Mortgage/Lien Payoffs

  • Real Estate Commission
