How do I request services?

To request our services, please email your name and contact information, a brief summary of the services you request in the subject line (i.e. New Real Estate Closing), and a copy of the fully executed contract if available to re@hkslawoffice.com. You will receive either an email or phone call responding to your request for services.

How frequently will I hear from the Law Office of Hannah K. Smith, PLLC?

Initially, you will receive an engagement letter that will need to be filled out and signed. From that point on, the law office will reach out to you on an “as needed” basis to request information and provide you with updates. The week to two weeks prior to your closing is when you will begin to hear from us consistently as we prepare for closing.

What is the benefit of being represented by an attorney in a real estate closing?

Having representation means you have someone who can answer your questions, assist you with the closing process, alleviate fears and concerns, and ensure that the closing process is done correctly.

What fees are the Buyer(s) responsible for?

Typically, Buyer(s) are responsible for the following:

  • Buyer Attorney Fee

  • Recording Costs

  • Title Insurance - Owners & Lenders

  • Prorated Property Taxes

  • Prorated Homeowners Association Dues/Property Owners Association Dues

  • Loan Fees

What fees are the Seller(s) responsible for?

Typically, Seller(s) are responsible for the following:

  • Document Preparation

  • Revenue Stamps/Excise Tax

  • Prorated Property Taxes

  • Prorated Homeowners Association Dues/Property Owners Association Dues including confirmed special assessments

  • HOA/POA Transfer Fees

  • Mortgage/Lien Payoffs

  • Real Estate Commission

How do I calculate Revenue Stamps/Excise Tax?

Revenue Stamps/Excise Tax are $1 per every $500 of the purchase price. For example, if you sell a home for $200,000 then the seller will pay $400 in revenue stamps.

When do I get the keys to my new home?

Once all documents have been signed, all closing funds have been received, funding authorization (if applicable) has been given, we will submit your deed and deed of trust (if applicable) for recording to the Register of Deeds Office. Once the legal documents are recorded, we will disburse all seller proceeds and you, Buyer, are welcome to the keys to your new home!

What do I need to bring to closing?

Prior to your closing day, someone from our office will reach out to you to let you know specifically what you need to bring to closing. However, all parties should bring a valid government issued photo ID to closing.

Do we record legal documents electronically?

Our office does utilize electronic recording of legal documents.

Does our office wire seller proceeds?

Due to the amount of wire fraud and other risks associated with wiring funds, our office does not offer the option to have seller proceeds wired.
